2 houses on 6.5 ac. january asking as 179k
Bajula haggles for months. Sales price 121.5k
Seller fixes well pump, pumps septic, fix central ac
0% down 3.75%.
I lost out on the hunting land though, but hey with 0%
down I have some cash to look around for another piece
of hunting land.

I know few to none care, but hey it made me happy and I
had to share.

I'd say you have no idea but apparently you do.
The deal I thought I had locked up in late feb was the land I
REALLLY wanted. Talked to the owner w/o the realtor, got him to
agree to a price that screwed him on the value of the land BUT
he was really pressed for time and he wanted to close by april
but not move out until the end of may. We were cool with it even
though 'technically' it's not khosher. I got him to tell me EXACTLY what he truly HAD to have, we added some to cover his realtors, talked him into paying closing if we went up a touch more, I tried to get his pickup but no go. And his kids loved the horses so no on that
as well. but in any case, the realtors being pissy at being left out
of the loop, jacked around, screwed me screwed him and in the end
screwed themselves out of 6% because as he told me if he couldn't get the money by his deadline then he HAD to take it off the market and
just stay where they were. WTF?!?! WHO DOES THAT?
Really I figure it was that they were so full of lies all the time
they assumed each of us (buyer and seller) were lying for some unknown
reason and thought they could play it out for more cash.
Grrrrrr.... com wrath realtor

Yeah, they are lying scheming little bastards.

I know well their evils. You think presonal property realty is bad, you should try commercial realtors. It's a whole other bag of nonsense added on top. I've been looking for a new building for some time now to cut out our third-party logistics needs. We lose more money from these moronic warehousing administration/workers than anything else. Since January they have shipped incorrect items about seven times. How hard is it to read the item number on a box and make sure it matches the order? It's mind numbingly frustrating and I'd rather just go back to warehousing myself.

But those damned commercial realtors... heh.

Anyway, just wanted to add my own rant.

The 0% down makes my eyes widen with concern, but enjoy your new place.

And watch out for Pro. On 6.5 acres he has plenty of room to hide.

Hehe, The land across the street is 100 ac and I'm trying to get that.
Pro is welcome though, since he can't HEAR that I speak in all lower-case.
Everything should be fine. Yes I'll be putting up an archery range
and a shooting range. Well unless the money for leasing it for hunting
is sooooo good that having people shoot constantly nearby will kill my
income in which case, just an archery range.

and as for the 0% down, no sweat it's only 562/mo then taxes and insurance. If it was some crazy high monthly then yeah I'd be
all for dropping that. or eeeeeevil... pay point with the money
you would have used for a down. We intend on keeping this for the
rest of our lives so it's not like it hurts us to pay points.
Hrm... now I'm thinkin'.... hehe time to do some mathin'.
